Invitation for Bid: Southridge House Fire Monitoring System

Description
The King County Housing Authority will accept Bids from Qualified General Contractors to furnish labor, materials and necessary equipment to complete a design and build fire monitoring system as listed in the bid documents.
Scope of Work
This is a design-build project. It shall be all-inclusive for a complete turnkey system that meets all standards, KCHA specifications and plans, applicable codes, and permit requirements. KCHA has added elements to the system that may exceed jurisdictional standards.
The Contractor is to carry a contingency in their bid proposal accounting for variations and will be responsible for all wiring, device installation, routing, connections, testing, and restoration of the interior and exterior elements affected by the work. All new wiring must be concealed behind Gypsum Wall Board (GWB) or in KCHA-approved line covers. There may be variations in the layout from the plan depictions, and the Contractor is responsible for verifying actual conditions. The Contractor will remove the Existing fire alarms in tenant units and the electrical boxes covered with a blank plate. The existing fire alarms in the common hallways and all other rooms will be removed and covered with blank plates. The Contractor will patch, texture, and paint any areas where fire alarm gear has been removed, leaving a drywall patch. The Contractor will keep the active alarm system running until the new fire monitoring system is activated.
