Invitation for Bid: Spiritwood Manor Roof Replacement

Description
The King County Housing Authority will accept Bids from Qualified General Contractors to furnish labor, materials and necessary equipment to remove and replace two roofs as listed in the bid documents.
Scope of Work
This Scope of work will be performed on buildings K & P. It will include the removal of existing flashing to allow the new roofing assembly, including ½” cover board, TPO roof membrane, membrane flashing, liquid flashing, metal flashing and trim, joint sealers, fasteners, & all accessories needed for a complete installation. The ½ cover board & TPO membrane will be adhesively fastened over the existing roof membrane & match existing slopes. The Contractor will clean & flush existing gutters & downspouts before installing a new wire mesh leaf guard onto the current gutters. The Contractor will clean, prep, prime, & paint the existing roof hatches to match the roof flashing.
The perimeter mansard roof work will include removing the existing metal cap flashing & asphalt shingles & installation of new 24 GA galvanized sheet metal flashing to accommodate the geometry of the existing structures. All joints in saddle flashings must be soldered with a standing seam. The Contractor is responsible for field verifying actual conditions & square footage & including all project elements in their bids.
