As a KCHA resident, you have a responsibility
to ensure that your actions and those of your household members
and guests do not adversely
affect other residents, KCHA staff or the surrounding community.
Although specific requirements are listed in your lease, the following
is a summary of expectations during your residency with KCHA:
Consistently
pay your rent on time and pay reasonable charges for repair in a
timely manner.
Use the rental unit as the private residence for yourself
and your household members (do not allow persons not on the lease
to reside in the unit – and do not sublet the unit).
-
Promptly notify KCHA, in writing, when you will be away from your unit for
an extended period of time.
Supply any information that KCHA or HUD
determines necessary, including evidence of citizenship of eligible
immigration status, information for use in an annual or interim re-examination of family
composition or income and information requested as part of a HUD income-matching program when requested.
Disclose and verify social security
numbers and sign and submit consent forms for all family members
age 18 or older.
Ensure that household members and guests do not engage in illegal or other activity that impairs the physical or social
environment of the development or neighborhood, including drug-related criminal activity.
Keep your unit and surrounding areas in a clean,
safe and orderly condition, and ensure that household members and
guests not destroy, deface, damage or remove any part of the dwelling
unit or property;
Report to the Housing Authority any breakage, damage
or need for repairs to the unit or equipment, and promptly report
any unsafe or
unsanitary conditions in the common areas and grounds that may lead
to damage or injury.
Do not store household or personal property
outside the unit, other than in designated storage facilities, without
prior written
permission
of KCHA. If you receive permission, you accept the risk of loss
or damage to such items.
Allow inspection of the dwelling unit
and necessary preventive maintenance and repairs.
Use all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other
facilities (including elevators) in a reasonable manner.
Make no changes, repairs or alterations to the unit
or equipment without the prior written approval of KCHA.
Park vehicles only in designated areas. Do not park trailers, boats or vehicles
that are inoperative, disabled or lack
valid registration on the premises or common areas or street without prior written approval of KCHA.
Follow fire safety precautions regarding the storage of combustible materials, cleaning of dryer vents, prohibition of fireworks, maintenance of the smoke alarm and reporting of any
system malfunction. Each resident must ensure that the smoke alarm is not destroyed, defaced, disconnected or tampered with in any manner.
-
Do not smoke in public areas in accordance with the Washington State Clean Indoor Air Act. Residents who live in non-smoking buildings must comply with additional restrictions.
Do not commit any fraud or misrepresentation in connection with any federal housing assistance program.
Do not commit any serious or repeated violations of the lease.
