Invitation for Bid: RAD - Briarwood Electrical Repairs

Description
King County Housing Authority will accept Bids from Qualified General Contractors to furnish labor, materials and necessary equipment to perform electrical repairs as listed in the bid documents.
Scope of Work
Briarwood, located in the City of Shoreline, was built in 1969 and consists of seventy (70) one (1) bedroom and one (1) bathroom apartments in a three-plus (3) story wood-framed apartment building. Much of the population consists of the elderly and individuals with disabilities. KCHA
has completed hazardous materials testing and provided the results in the bid documents.
The existing electrical panels were observed to be original panels and are approaching the end of their Estimated Useful Life (EUL). Some panels have been replaced though out the building. It is recommended that the remaining original panels be replaced.
Aluminum wiring was observed in dwelling unit electrical panels. It is assumed that the majority of the electrical branch wiring throughout the units is aluminum. In order to eliminate fire risks associated with aluminum wiring, it is recommended to install Alumiconn connectors at all
aluminum to copper connections.
This project will be bid and contracted in 2026; however, construction activities will not resume until the third quarter of 2027. Contractors shall prepare and submit bids accordingly, with all pricing, scheduling, labor, and material considerations reflecting a 2027 restart of work.
