Housing Options in Federal Way

The King County Housing Authority provides the following rental housing and rental assistance programs in Federal Way.

Please note: This list is only an overview. KCHA's housing search tool can give you a better estimate of your eligibility based on your family size, income, and housing preferences.

Section 8 Vouchers

Section 8 vouchers help people with low incomes rent homes on the private market. With a voucher, you pay at least 28 percent, but not more than 40 percent (in the first year), of household income for rent and utilities. KCHA pays the difference between your portion of the rent and the amount your landlord requests. Learn about Section 8 vouchers.

Subsidized Housing

Subsidized housing – which includes public housing – helps people with low incomes rent apartments they can afford. In most cases, they pay no more than 30 percent of their household's monthly income for rent and utilities. KCHA owns and manages nearly all of this type of housing and many communities offer on-site social services. Learn about subsidized housing.

Campus Green

Campus Green

Quiet, affordable homes off the beaten path can in the West Campus neighborhood of Federal Way. Seniors can rent condominiums that feature carpeting, fireplaces, washers and dryers and large bedrooms with walk-in closets. The complex features a community room and a swimming pool. Shopping opportunities, including the SeaTac Mall, are available on nearby 320th Street.

Evergreen Court

With its broad yards on a quiet cul-de-sac, Evergreen Court exudes serenity, but it’s still conveniently close to shopping opportunities and freeway access. On-site amenities include unit laundry hookups and patios. Stores and restaurants of all sorts are nearby at the SeaTac Mall and Pacific Highway South.

Federal Way Houses

Residents in good standing with the Housing Authority are eligible to live at the Federal Way Houses, three single-family homes in a quiet, residential neighborhood. Each of the houses, in scattered locations in northern Federal Way, has carpeting, washer and dryer hookups and large yards.

King's Court

King's Court

On a quiet, woodsy street, close to Commons Mall, Kings Court offers the best of both worlds. Children can play safely in and around the complex; their parents can shop conveniently at the mall or on nearby Pacific Highway South. Each unit has its own backyard patio, and there is a community building with laundry facilities on the site.

Comfortable apartments near shopping opportunities. Six units are fully accessible to people with disabilities Southridge recently underwent a full makeover that brought a touch of elegance and a new fire alarm and sprinkler system. The property features laundry facilities, elevators, controlled entry, a large community building, and a broad patio. Shopping, including Asian restaurants and shops, are nearby, and The Commons shopping mall is a short drive away.

Other Rental Housing

KCHA's other rental housing helps people with low incomes rent apartments they can afford. Some tenants pay a percentage of their income toward rent each month, while others pay a flat rent amount. Moderate-Income Housing

KCHA's moderate-income housing serves people who can pay rent priced closer to normal market rates. Tenants pay a flat rent amount each month, not a percentage of their income. Private companies manage this type of housing. Learn about moderate-income housing.

Argyle

This pet-friendly community is located in the Steel Lake neighborhood close to Steel Lake Park, restaurants, and health and other services, including large shopping centers at Gateway Center and the Commons at Federal Way. Argyle Apartments is located on a number of Metro bus routes, and is less than a 5-minute walk from the Federal Way Transit Center, which is also the planned location of the new light rail station scheduled to open in 2024.

Attractive studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments in Federal Way, located close to grocery shopping, parks, and the Woodmont Library. Riverstone sits across the street from the Star Lake Park and Ride, which in 2024 will be converted to the South 272nd Street Link Light Rail station.
