Estimate $79,315.00
Scope of Work
Work includes but is not limited to:
1. Good faith asbestos inspection(s) testing to comply with RCW 49.26.013 as required to achieve scope of work.
2. Removal and replacement of all existing roofing materials and 50% of plywood deck sheathing as well as 200LF of fascia board.
3. Inspect all exposed roof framing for any rot or damaged materials and repair as needed.
4. Block and seal any existing gable vents from attic interior.
5. Provide and install new ½” CDX plywood deck sheathing and roofing materials according to manufacturer’s recommended installation specifications.
6. Provide and install all new approved roofing system components:
a. Install approved Ice and Water shield roof underlayment to all critical areas and valleys.
b. Install approved synthetic roof underlayment.
c. Install approved composition roofing system.
d. Install approved hip and ridge vent system. Total free area of ventilation must meet code requirements for attic ventilation.
7. Install Cor-A-Vent IN-Vent Attic Roof Vent or approved equal.
8. Install all metal 24-gauge flashing components according to manufacturer’s recommendations including roof penetration flashing, roof to wall flashing, eave and rake flashings and W-Valley flashing.
9. Replace all pipe boots, flashing, and exhaust venting.
10. Relocate existing venting from exterior of building to vent out roof in order to reduce venting lengths.
11. Install permanent fall arrest/restraint roof anchors and all other accessory items to complete the installation and maintenance of the roof in a safe and secure manner.
12. Install new fascia boards where there is any decay or rot that would prevent the exterior paint to be applied and warranted. Include painting of all fascia prior to installation of new gutters. (See Section 1.5 UNIT COSTS for details.)
13. Install new 5” K-style aluminum gutters and 2”x3” aluminum downspouts to match existing locations.
14. Haul away and dispose of all debris and demolished materials.
15. Include painting all b-vent flashings, roof accessories and lead pipe flashings as needed.
16. Daily cleaning and final cleaning of all trash and debris.
17. Prevailing wage rates to be included.
18. Roofing materials and installers must provide these applicable warranties:
a. Contractor’s workmanship warranty for a period of two (2) years from final completion.
b. Subcontractor’s labor and materials for a period of two (2) years from final completion.
c. Manufacturer’s warranty of 100% materials and labor for five (5) years without proration or reductions.
d. Roofing manufacturer’s 40-year warranty for materials.
19. All standard product warranties from the manufacturers specifying the project including address and location.
20. Provide all applicable permits.
21. Removal of all loose blown attic insulation in all building attics.
22. Remove all debris in all attics (ducting, baffles, fans, wood, etc.).
23. Removal of any paper obstructing ridge vents in all attics where applicable.
24. Remove all fan ducting from bath fans in all attics.
25. New loose fill insulation in all attics to minimum R-49 and install measuring devices in all attics to verify.
26. Installation of new rigid pipe ducting to all bath fans, run to the roof vent and insulate to R-11 after duct sealing.
27. Frame out and install new attic accesses at breezeways using an R-50 Battic Attic Access Door or approved equal.
28. Install framing over existing attic accesses to close down access to the attic.
29. Paint and touch up around and disturbed drywall.

Contractors are strongly encouraged to attend the Pre-Bid Conference. Failure to attend the Conference will not relieve the Contractor of any responsibility for information provided at that time.
Bidders must have a current certificate of registration as a contractor for the last three years under the same name and have completed the required L&I training.
