Invitation for Bid: Spiritwood Manor Roof Replacement

Description

King County Housing Authority will accept Bids from Qualified General Contractors to furnish labor, materials and necessary equipment to perform roof replacement as listed in the bid documents.

Scope of Work

Spiritwood Manor Apartments is located at 1424 148th Ave. SE in Bellevue, Washington, comprises thirteen similarly configured two-story wood-framed apartment buildings constructed in 1968. The buildings have low-sloped roofs with steep-sloped mansards and laminated or “architectural” type asphalt shingles. In 2006, several roofs were replaced with new polymer-modified bitumen membranes. This scope of work will include the removal and replacement of the continuous ridge vent and other associated flashing to allow the installation of the new roofing assembly.

This Scope of Work will be performed on buildings E, F, G, J, M, and N. It will include removing existing flashing to allow installation of the new roofing assembly, including ½” cover board, TPO roof membrane, membrane flashing, liquid flashing, metal flashing and trim, joint sealers, fasteners, and all accessories needed for a complete installation. The ½” cover board and TPO membrane will be adhesively fastened over the existing roof membrane and will match the existing slopes. The contractor is responsible for cleaning the existing TPO prior to installation.
The Contractor will pressure-wash both the exterior and interior surfaces of the existing gutters and downspouts before installing the Rapture Gutter Guard Stainless Steel screw-in gutter guard in standard white. The Contractor will clean, prep, prime, and paint the existing roof hatches and the existing duct venting in dark brown to match the new roof flashing.

The perimeter mansard roof work will include removing the existing metal cap flashing and asphalt shingles, installing ½” plywood over the existing substrate, and installing new 24 GA galvanized sheet metal flashing to accommodate the geometry of the existing structures. The contractor will install all new roof ventilation on the mansard roofs and ensure all vents are connected to the existing ducting. The Contractor is responsible for verifying actual conditions and square footage and including all project elements in their bids.
